so i've been down the rabbit hole of researching plots near the new airport corridor (jewar/yamuna expressway side) and honestly the amount of misinformation floating around is wild.
everyone talks about the "big name" developers like it's the only thing that matters. but apparently that's not even the right question — a company that's great at building apartment towers isn't automatically good at handling land title chains, conversion approvals, all the stuff that actually matters for plots and farmhouse land specifically. different skillset entirely.
the thing that stuck with me: RERA registration just means the paperwork exists and disclosure rules were followed. it doesn't mean the land itself is dispute-free. you still have to independently check the title chain and the developer's actual delivery history (finished projects, not "phase 1 of 4" forever).
